Rental Market Update

With the start of a new year, now is as good a time as any to talk about the rental market’s current conditions writes Templeton Robinson Rental and Property Manager David Kerr.

The market for rentals remains strong throughout the Greater Belfast, Lisburn and North Down areas. We are still experiencing a shortage of
properties, which is driving up rental values.

If you are a prospective tenant, the rental market is much more competitive, you should have your application form ready to be submitted,
so that you are ready to move quickly.  Also be aware that you should have supporting documents ready if you decide not to pay for referencing.

Application forms can be downloaded from our website.

For landlords, this provides potential for better yield returns, but we should be mindful that there is always a balance to strike. With the cost-of-living crisis, people are more conscious of costs. As a result, now more than ever properties need to meet the expectations of renters.

Is the property tired? Could it benefit from a refresh? Ensuring that your property is in good order and well presented will give you the best chance at
maximising its yield.

As your agent, we will happily provide honest feedback and advice to help get the most out of your investment. Your agent will be able to help with arranging all required certificates.  Such as Gas, Electrical, PAT and Energy Performance. Templeton Robinson also provide a fully managed rental service. With a dedicated team to look after your property, all aspects of the rental will be covered from repairs to rent arrears, giving you
complete peace of mind.
